Our Landlord Fees

From simply finding you the most suitable tenants, to overseeing and managing the entire process and life of the tenancy for you, we are able to tailor our service to suit your requirements.

Below is a breakdown of our Tenant Find Only, Rent Collection Only and Full Management Services:

Tenant Find Only Service
This service includes our full marketing package; referencing of tenants, right to rent checks, and arranging on your behalf, the legislation compliant tenancy agreement. We then pass everything over to you. From £395 plus VAT

Full professional inventory, if required from £120.00 plus VAT (dependant on size of property).

Rent Collection Only Service
This service includes everything as above plus collecting and paying the monthly rent into your chosen account and if required, chasing late and non-payments in house. From £395 plus VAT and then 8% of the monthly rent plus VAT.

Full professional inventory, if required from £120.00 plus VAT (dependant on size of property)

Full Management
This service provides full management, with no extra administrative charges for renewing tenancy agreements and providing rent statements etc. This also includes a free professional inventory. (Normally from £120.00 plus VAT)

The above two service levels are included as standard, plus more comprehensive elements of property management. This includes; lodging of deposits in a government recognised scheme, routine property inspections with an update for you, rent reviews in line with current market trends, managing any maintenance issues, arranging the gas safety inspections and certificates, and keeping you covered and up to date with all the latest and fast moving legislation. This is all carried out by a dedicated, experienced and professional, in house team.

This is a set fee of £575.00 plus VAT and then 12% of the agreed monthly rental thereafter plus VAT

When your tenant leaves, we will organise a professional check out inspection to compliment the professional inventory that is carried out prior to your tenant moving in. We have found this to be invaluable if there is any dispute as to the property condition when your tenants leave. This will be at a cost of £160.00 plus VAT and will be deducted from the final month’s rent.
